Frequently asked questions
Is a lease agreement created online legally valid in Australia?
Yes. What makes a residential lease valid is that it complies with your state's tenancy legislation and is signed by both parties — not how it was created. SignedSorted drafts the lease referencing the correct state legislation and captures a timestamped e-signature from both landlord and tenant. As with any lease, enforceability of specific clauses depends on the terms and circumstances, and SignedSorted isn't a law firm.
Does the bond still need to be lodged separately?
Yes. Your lease agreement records the bond amount and terms, but in most states the landlord must lodge the actual bond funds with the state bond authority (e.g. the RTBA in VIC, NSW Fair Trading, the RTA in QLD) — a lease document alone doesn't satisfy that requirement.
Can I use this for a fixed-term or a periodic (month-to-month) tenancy?
Both. Describe which one applies when you create the agreement, and the draft reflects the correct term structure — an end date for a fixed term, or an ongoing arrangement with the applicable notice periods for a periodic tenancy.
What if I'm renting out a room, not the whole property?
If you're the head tenant subletting a room within your own tenancy, or sharing with others under one lease, a Housemate Agreement is usually the better fit — it covers the arrangement between the people in the house rather than a landlord-tenant relationship. See our dedicated Housemate Agreement page below.
Does the lease cover pet clauses?
Yes — you can specify whether pets are permitted and any conditions, such as end-of-tenancy flea treatment. Some states (Victoria in particular) restrict a landlord's ability to unreasonably refuse a tenant's pet request, so check your current state rules before relying on a blanket "no pets" clause.
Can I set my own rent increase terms?
Within limits. Most states restrict rent increases during a fixed term unless the lease explicitly allows it, and require minimum notice (commonly around 60 days) for increases during a periodic tenancy. The agreement is drafted to reflect your state's current rules rather than an arbitrary figure.
What happens if the tenant breaks the lease early?
Your lease can set out the process — typically the tenant remains liable for rent until a replacement tenant is found or the fixed term ends, subject to your state's break-fee caps. See our full guide on breaking a lease early for the exact costs by state.
How is this different from a generic downloaded lease template?
A generic template is the same for everyone. SignedSorted asks about your specific property, term, rent, bond and any special conditions, then drafts an agreement structured around your actual arrangement and references the tenancy legislation for your state — then handles the signing and delivery too.
Do both the landlord and tenant need to sign online?
Yes — each party gets a secure link by email to review the draft, request changes if needed, and e-sign. Neither party needs an account or needs to be in the same location.
How much does it cost?
From $3.99 per document with no subscription required, or unlimited documents on a Plus plan if you're managing several properties or tenancies.
